Maintenance Manager

We are seeking a hands-on Maintenance Manager to oversee the upkeep, safety, cleanliness, and presentation of a portfolio of residential and strata properties. This role is responsible for ensuring buildings, grounds, parking areas, amenities, and pool facilities are maintained to a high standard, while supporting a safe and welcoming environment for residents and guests. Key responsibilities include conducting regular property inspections, identifying maintenance needs, completing routine caretaking and minor repairs, managing garbage and recycling areas, snow and ice removal, grounds care, and seasonal exterior cleaning. The role also includes operating and maintaining pool and amenity facilities in line with applicable regulations and safety requirements, including water testing, chemical balancing, equipment servicing, and daily record keeping. Additional duties include coordinating contractors, trades, and inspections; obtaining quotes; supervising workmanship; managing permits and invoices; responding to emergencies such as floods, power outages, alarms, and lockouts; overseeing keys, access devices, and signage; and maintaining records and monthly reports. The position also supports purchasing, inventory control, owner invoicing, purchase orders, and budget management. Requirements include trade certification or a diploma in a related field, 3–5 years of facilities, building maintenance, or janitorial operations experience, and strong knowledge of building systems. Pool operator certification is an asset, as is experience with multi-unit residential, strata, or hospitality properties. Proficiency with common office software, strong communication skills, and the ability to work well under pressure are essential.
